Luxury lifestyle condos a first for Caledon - River’s Edge in the Village of Bolton in Ontario has just a few suites left for buyers seeking a combination of natural environment and urban amenities
From a derelict site on the Humber River in the village of Bolton north of Toronto has risen a stately brick and stone mid-rise building of 70 luxury, adult lifestyle suites.
The condo building is a first for the Caledon region – the first to cater to retirement-age residents, says David McOuat, sales manager for River’s Edge, the second adult community from Armour Heights Developments. Its first, the Amalfi in Maple, received the City of Vaughn Urban Design Award in 2005.
The fact that there are only a few units left in River’s Edge, after opening its doors just last summer, testifies to the need it has met in the area, McOuat says.
The L-shape design of the five-storey building creates a secluded courtyard, complete with a waterfall, where residents can enjoy views of the river and conservation lands. In fact, a section of the Humber Valley Heritage Trail runs past the building, along the river.
On the other side of the building is the picturesque town of Bolton with shops, restaurants, pubs, a spa and other urban amenities.
Other features at River’s Edge include an indoor swimming pool and sauna, private library lounge, an exercise room with gym equipment, guest suite and underground garage with its own car wash.
The suites, mostly two-bedroom and many with dens, priced from $300,000 to $479,000, offer extra-high ceilings, large windows, laundry rooms and balconies with natural gas connections for barbecues.
There are also plenty of options for buyers, says McOuat. “There are different views, different-sized condos and different prices.”

Age-friendly project not just for seniors
Older adults who are looking to downsize from the family home and are still active and independent often just want an apartment with age-friendly features, which may be why a new apartment complex outside St. Thomas, Ont. has generated considerable interest even before its recent ground-breaking.
The developer, RGPM Inc. of Burlington, Ont., has no plans to include amenities or programming for the residents such as at a typical adult lifestyle community, says project manager Ron Stephany. However, the building has been designed for people 55 and older. “And most will be older,” he says.
The single-storey structure is all on ground level with no steps. It features such accommodations as wide 42-inch doorways that can accommodate wheelchairs, lots of windows for natural light, walk-in showers in the bathrooms, and levered door handles. Patio doors lead to private outdoor areas that may be developed as a patio or a garden area, says Stephany, adding that many of the people showing interest are moving from nearby farms.
All units, ranging from 850-950 square feet, are two-bedroom and include washers and dryers. There are small kitchens with stove and fridge and Stephany notes that the building is next door to Elgin Manor, a county-run long-term-care facility, so residents may access the dining room there if they wish to arrange a meal plan.
The building is being designed with long-term minimal maintenance and cost effectiveness in mind, featuring geothermal heating and metal roofing. It’s also fully secure and monitored so that residents can even be notified if they forget to lock their door on leaving.
The project is the first of its kind for RGPM although Stephany and partner Gus Walters have long experience in real estate and residential and commercial property management.
